Arizona Closing Cost Calculator

Arizona has no sale-price transfer tax; standard recording is $30 per instrument, with the $2 transfer fee already included. Count the standard recorded instruments charged to your side, then add your title, lender and other settlement quotes.

Blank uses the sale price. Enter a different taxable value only when confirmed for this deed.

Buyer share is the remainder. Use the allocation in your contract; this does not change statutory liability.

Count instruments, not pages. Include only documents allocated to the selected buyer or seller. Enter 0 if none, or replace with your recording quote.

Your quotes, credits and payoff15 lines

Recording counts apply to the selected party. The $2 statutory transfer fee is already included in the $30 standard recording charge. A recording quote replaces the estimate.

Ordinary resale: no sale-price-based transfer tax modeled. Standard recording is $30 per instrument charged to the selected party; the statutory $2 real-estate transfer fee is already included. Confirm the document count or enter a recording quote. Special instruments, government exemptions, plats, copies and builder business taxes are outside the model.

How quotes, confirmed zeros and blank lines are treated

Count instruments rather than pages

A.R.S. 11-475 sets the standard charge at $30 per recorded instrument. The Maricopa County Recorder and Pima County Recorder publish the same standard amount. Confirm how many separate instruments the settlement provider will record and which are allocated to your side.

InstrumentsRecording estimate
0$0.00
1$30.00
2$60.00
3$90.00
4$120.00

One ten-page standard instrument produces $30 in this model. Two separate standard instruments produce $60. A document count is not inferred from a loan amount or sale price. Enter zero only when no recording cost is charged to your selected side.

The $2 transfer fee is already included

A.R.S. 11-1132 identifies a $2 real-estate transfer fee and expressly includes it in the recording amount charged under section 11-475. For one standard instrument, the estimate is $30, not $32.

If a provider quotes $75 for your recording-related charges, enter $75 in your recording quote field. That replaces the document-count estimate. The quote may include services outside the statutory recording fee; ask the provider for its breakdown instead of adding the modeled amount again.

Sale price does not drive the standard recording fee

Arizona Constitution Article IX, section 24 prohibits new real-property sale or transfer taxes while preserving charges that existed at the end of 2007. For an ordinary resale, this worksheet models no sale-price-based transfer tax and accounts for the existing statutory transfer fee within recording.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.
ScenarioTaxable valueState taxLocal amountTax subtotal
Ordinary resale; recording calculated separately $250,000.00 $0.00 $0.00 $0.00
Ordinary resale; recording calculated separately $500,000.00 $0.00 $0.00 $0.00
Ordinary resale; recording calculated separately $750,000.00 $0.00 $0.00 $0.00

The zero tax examples do not mean a zero closing bill. Title premiums, escrow services, property-tax prorations, lender charges, association fees and recording may still be payable. New-construction or speculative-builder business taxes are outside this ordinary-resale scope.

Check the affidavit and document category

The Maricopa recorder requires a deed to include either an Affidavit of Property Value or an exemption code. Do not assume that a filing requirement disappears because no percentage transfer tax is calculated. Have the document preparer confirm the required attachment and exemption treatment.

The standard model excludes special instruments, plats, copies and government-related exemptions. The statute has separate fee provisions for some government-requested recordings. Use an itemized recording quote when a document falls outside the standard category.

Finish your buyer or seller budget

For a buyer, enter down payment, paid deposit, credits and the lender’s charges alongside title and recording. A $60 recording estimate plus $500 in title/settlement costs creates a $560 listed fee subtotal before other entries. Cash to close also includes the down payment and subtracts deposit and credits.

For a seller, add commission, credits, settlement charges and payoff. On a $300,000 sale with only $60 recording and $500 settlement entered, listed costs are $560 and proceeds before payoff are $299,440. These examples illustrate entered amounts, not typical Arizona settlement prices.

Questions about Arizona

Is Arizona’s $2 transfer fee added to the $30 recording fee?
No. Section 11-1132 says the $2 real-estate transfer fee is included in the amount charged under section 11-475. The standard model charges $30 per instrument without adding another $2.
Does an Arizona deed with more pages cost more to record?
The standard $30 charge is per instrument, not per page. Confirm whether the document uses the standard schedule; special instruments, copies and exemptions may require another amount.
