Using the closing-cost estimates
The result is a budget worksheet
This free publication provides general information about supported deed taxes, document charges and entered settlement lines. It does not supply legal representation, a lender commitment, a title-insurance binder or a final Closing Disclosure. A calculated subtotal can be correct for the stated inputs while your actual closing bill differs because of additional instruments, local rates, eligibility, lender services or contractual allocation. Confirm every required charge with the professional or public office responsible for your transaction before moving money.
Supply the proper base and classification
The sale price is not always the taxable value. Continuing liens, market value, multiple interests and unusual conveyances can change a statutory base. Use a different taxable-value input only after confirming its treatment. A price ladder demonstrates the supported arithmetic and does not establish market prices or county approval. A confirmed exemption option represents your supplied eligibility determination. It does not mean this website reviewed your identity, residency, household income, prior ownership or application documents.
Quotes replace selected estimates
A transfer-tax quote for your selected side replaces the automatic transfer estimate once. A recording quote replaces the recording amount supported by that model; it is not a credit against unrelated title charges. An explicit zero communicates a confirmed zero, whereas a blank required local charge means the subtotal remains incomplete. Separate service quotes, prepaids, reserves and commissions should not duplicate a charge already included elsewhere. The methodology describes the buyer and seller equations and their assumptions.
Buyer cash and seller proceeds have distinct uses
A down payment and deposit are not interchangeable. The buyer equation subtracts a deposit already paid and credits from the amount needed at closing. The seller equation subtracts costs, commission assumptions, credits paid and payoffs from the sale price. These lines reflect the inputs you enter, not an independently checked loan balance or contractual concession. A negative cash figure or unusual remaining proceeds can signal credits or figures requiring reconciliation rather than an entitlement to receive money from a lender.
Publication changes and feedback
Tax schedules and recording requirements can change. Dated sources and prepared future parameters describe the reviewed scope and do not guarantee that every future law remains unchanged. Consult the official authority for the actual recording or sale date. You may use this tool for personal planning and refer others to its public pages, but do not describe its estimates as an official assessed amount. The correction form accepts specific anonymized discrepancies; submitting one does not create a professional relationship or guaranteed response. Our privacy page explains the separate event and correction records.
