Blank uses the sale price. Enter a different taxable value only when confirmed for this deed.

Buyer share is the remainder. Use the allocation in your contract; this does not change statutory liability.

The cap requires one single-family principal-residence mortgage securing $75,000 or less. Releases and assignments use different rules and need a quote.

For the capped option, enter exactly 1. Enter 0 in standard mode if no documents are allocated to you.

Add the additional pages separately for each deed or mortgage. Enter 0 if none.

Only used with the confirmed qualifying mortgage option; must be positive and no more than $75,000.

The standard page estimate includes statutory surcharges. The mortgage cap applies to one qualifying instrument, not the entire transaction. A recording quote replaces the model.

Ordinary resale: no sale-price transfer tax modeled; mortgage registration tax was repealed in 2019. Standard deed/mortgage recording totals $21 first page per instrument and $17 each additional page, including statutory surcharges. A separate option caps one confirmed qualifying single-family principal-residence mortgage of $75,000 or less at $125. Releases, assignments, special instruments and document defects require quotes.

How quotes, confirmed zeros and blank lines are treated

Use the all-in page charge

K.S.A. 28-115 combines base recording fees with per-page additions. The resulting standard total is $21 for an instrument’s first page and $17 for each additional page. Johnson County’s published schedule confirms those all-in amounts.

A three-page deed costs $55: $21 plus two $17 additions. A three-page deed and a five-page uncapped mortgage cost $144 together. Counting those eight pages as one instrument would produce $140 and omit one first-page premium.

Document scenarioRecording estimate
One one-page standard deed$21.00
One three-page standard deed$55.00
Three-page deed and five-page mortgage, uncapped$144.00
Eleven-page qualifying mortgage, $75,000 principal$125.00

A qualifying mortgage can have a $125 cap

Section 28-115(j) caps the recording fee for a single-family mortgage on a principal residence when principal debt is $75,000 or less. The calculator’s capped option requires exactly one instrument and a positive debt amount no greater than $75,000. Confirm the residence and mortgage eligibility before selecting it.

An eleven-page ordinary mortgage has a $191 uncapped page charge. A confirmed qualifying $75,000 mortgage is limited to $125. A two-page qualifying mortgage remains $38 because the cap is a maximum. A $75,000.01 debt is outside this option and must use the applicable uncapped calculation or a quote.

Do not apply the repealed mortgage tax

The Kansas Legislative Research Department confirms that mortgage registration tax was fully repealed in 2019 after a phaseout. Older percentage-based mortgage-tax examples should not be added to current recording fees.

The Department of Revenue’s tax inventory does not list a sale-price deed transfer tax. This ordinary-resale worksheet models zero for that line. Annual property taxes and prorations remain separate closing-statement items.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.

Keep releases and special documents out of the standard count

Mortgage releases and assignments use a different schedule. Plats, tax liens and other specialized documents also have separate charges. Use your provider’s recording quote for those items instead of labeling them as standard deeds or mortgages.

Document defects can change the page count or add a charge. For example, the statute addresses missing printed names beneath signatures and insufficient recording space. Have the recorder or preparer confirm the submitted package before treating the page estimate as final.

Budget only the documents charged to your side

The instrument count refers to the currently selected buyer or seller. If one party pays for the deed and another pays for the mortgage, enter only that side’s package. The model does not derive the payer from the document’s name.

For a seller with a $300,000 price, $55 recording, $500 settlement and a $200,000 payoff, the listed proceeds are $99,445 before other entries. A $70 recording quote replaces the $55 estimate and reduces those proceeds to $99,430. Enter commission, credits and all remaining charges to complete the budget.

Questions about Kansas

Does Kansas still charge mortgage registration tax?
No. The mortgage registration tax was fully repealed beginning in 2019. Recording fees still apply, and this calculator estimates the current standard page charges separately.
When does the Kansas $125 mortgage recording cap apply?
The statutory cap applies to a single-family mortgage on a principal residence when the secured principal debt or obligation is $75,000 or less. Select that option only after eligibility is confirmed; it does not cap the entire closing package.
