Oklahoma Closing Cost Calculator
Oklahoma documentary stamps cost $0.75 per $500 of taxable consideration ($1.50 per $1,000). Estimate documentary stamps for an ordinary taxable real-property sale, then combine your allocated tax with the actual settlement quotes.
Oklahoma documentary stamps and closing budget
Ordinary taxable sale of real property: $0.75 per $500 or fraction when confirmed taxable consideration exceeds $100. Confirm a real-property-only sale with existing liens satisfied, or enter a professionally confirmed taxable value. New financing is not subtracted. Assumed or remaining liens, exemptions and unusual conveyances require separately confirmed treatment. Enter the contract allocation.
Use whole $500 stamp units
The Tax Commission’s Chapter 30 rules require $0.75 for every $500 or fraction. Divide the taxable consideration by 500, round the result up to an integer, then multiply by $0.75.
The agency’s $30,250 example requires 61 units and $45.75. Using 0.15 percent directly would produce an incorrect $45.375 before currency rounding. At $300,000, the tax is $450; one cent above that price uses another unit and produces $450.75.
Confirm what consideration includes
The ordinary option is for real property only, with existing liens satisfied by closing. New purchase financing remains part of the consideration. The optional taxable-value field is for a basis already established for the deed; it replaces the price for the tax calculation without changing the price used for seller proceeds.
The rules address personal property separately and include special treatment for debt and unusual conveyances. When furniture, assumed obligations or remaining encumbrances are involved, have the preparer establish the taxable basis before entering it. The worksheet does not infer a deduction from the loan amount.

The $100 threshold is not a deduction
Washington County’s recorder guidance explains that the tax applies when consideration or value exceeds $100. The model returns zero at a confirmed taxable value of $100 and $0.75 at $100.01. It does not subtract $100 before counting units.
A nominal amount written on a deed does not establish that a transfer qualifies for zero stamps. Confirm the nature and value of the conveyance and any applicable exemption. The Tax Commission’s reference guide discusses statutory exemptions and supporting documentation.
Allocate payment using the closing agreement
The seller-share field is left blank until the allocation is known. With $450 in stamps, a 100 percent seller allocation adds $450 to seller costs; a 50 percent allocation adds $225 to each side. This budgeting choice does not decide statutory liability or whether the deed is exempt.
If the settlement provider supplies a full transfer-tax quote for your side, enter it in the buyer or seller quote field. That amount replaces your modeled share, including an explicitly entered zero. It is not added on top of the stamp estimate.
Keep other closing charges visible
Documentary stamps are one line in the closing statement. Add the title or abstract and settlement quote, recording costs, lender charges and prepaid amounts as applicable. Avoid including stamps again inside another quoted total.
The buyer budget combines down payment and costs, then subtracts deposit and credits. Seller proceeds start with the price and subtract quoted costs, commission, credits and payoff. Changing taxable value alone changes the stamp estimate, not those sale-price cash flows.

County clerk fees are flat statewide
Title 28, section 32 of the Oklahoma Statutes sets recording fees that every county clerk must charge uniformly: $8 for the first page of a deed or mortgage, $2 for each additional page, plus a $10 records-preservation fee on each instrument. A three-page warranty deed costs $8 + 2 × $2 + $10 = $22. A twelve-page mortgage costs $8 + 11 × $2 + $10 = $40, so recording both comes to $62.
Formatting can raise that charge. A document that does not meet the recording format rules is nonconforming and costs $25 for the first page and $10 for each page after it; the same three-page deed would then cost $25 + $20 + $10 = $55. Compared with $450 of stamps on a $300,000 sale, these are small lines, but they belong on the statement of whoever records the document.

Questions about Oklahoma
- How many documentary stamps does a $30,250 Oklahoma sale require?
- It requires 61 units at $0.75, producing $45.75. The fractional $500 unit is rounded upward before multiplying, rather than charging a flat percentage of the sale price.
- Does a new mortgage reduce the Oklahoma stamp calculation?
- Do not subtract new purchase financing. The ordinary-sale model uses real-property consideration, including the financed portion. Assumed or remaining liens and special transfers need separately confirmed treatment.
