How deed and settlement rules are reviewed
Start with the authority that sets the charge
We prioritize enacted statutes, revenue department forms, recorder schedules and official title-insurance rates. A county schedule can establish that county’s document charge without proving a different county uses the same addition. The authority must support the valuation base, effective date, rounding unit and payer as well as the headline rate. A link that loads successfully is only retrieval evidence. We read the pertinent body and keep failed downloads distinct from a verified legal rule.
Record the transaction boundaries
An ordinary fee-simple taxable resale is different from a gift, cooperative interest, nominal-value deed, assumed mortgage or exempt public transfer. Each calculator states which instruments and property classes it accepts. The publisher does not infer a homeowner exemption from the sale price. When eligibility requires a factual or agency determination, the worksheet asks for confirmation or a replacement quote. A partial estimate is labeled as a subtotal so a tax calculation cannot be confused with the complete amount charged at closing.
Check the arithmetic and the interface
Our examples use hand arithmetic or the official schedule, including partial-dollar blocks, whole-price threshold jumps and marginal slices. Unit checks exercise the model and browser checks exercise actual rendered controls, side switching and quote replacement. We check that a recorded fee does not get added again after the user enters a total quote. Tables and interactive outputs must describe the same supported rule. Responsive checks look for inaccessible inputs and horizontal overflow on a narrow screen.
Review scheduled changes before they apply
The visible verified date records the page’s substantive review, not a claim that every public agency answered a request that day. We monitor announced handoffs and indexed thresholds and place a test alarm forty-five days before an unprepared model window ends. A future indexed parameter uses its published authority when available. If the amount has not been verified, the calculator asks for that precise parameter and confirmation instead of estimating inflation. Material revisions change the page and sitemap dates together; routine rebuilds do not advance them.
Human review, automation and corrections
Software and AI assistance help collect source links, compare repeated content, write explanations and run calculations. Those tools can misread a schedule, which is why the underlying primary authority and numeric checks remain necessary. No automated draft is treated as an agency ruling. Reader reports enter a separate corrections record with their chosen message and optional reply address. We inspect the cited rule and reproduce the scenario before revising it. We do not promise a response deadline or turn a correction into a transaction-specific legal opinion.
