The supported state models below use statutes, government fee schedules and administering-authority guidance. Their scope, property classifications and unresolved local charges are stated beside each calculator.

District of Columbia

Reviewed 2026–2027 ordinary nonexempt residential deed of title: non-nominal full consideration, no cooperative interest, lease or separate security-instrument tax. Each ordinary deed tax is 1.1% below $400,000 or 1.45% from $400,000 on the whole value. Standard budget assigns recordation to buyer and transfer to seller without relieving statutory joint liability. A confirmed eligible first-time District buyer receives 0.725% recordation, leaving seller transfer unchanged; use current ROD 11 eligibility rather than guessing indexed ceilings. Special transactions or contractual reallocations require quotes. Recording, lender and settlement fees separate.

Virginia

Reviewed 2026–2027 ordinary deed without continuing liens or exemptions. Uses greater of consideration and most recent property-tax assessment: state deed tax $0.25 per $100 or fraction, grantor tax $0.50 per $500 above $100. Confirm applicable regional treatment: WMATA $0.10 per $100, congestion $0.10, Hampton Roads $0.06; each applies from $100. Local deed recordation tax requires a quote. Worksheet assigns state/local deed taxes to buyer and grantor/regional charges to seller; contractual reallocations, liens, mortgage taxes and document fees require quotes.

Maryland

Ordinary improved residential deed: state transfer tax 0.5%, or 0.25% entirely seller-paid for a confirmed qualifying first-time Maryland principal-residence buyer. Deed recordation tax uses confirmed Cecil nonexempt $4.10 per $500 blocks or a county quote. Local transfer charges require a quote. Statutory allocation defaults to equal shares ordinarily and seller-paid local/deed charges for qualifying first-time buyers, subject to express local allocation agreement. Mortgage taxes, document fees and other exemptions require quotes.

New York

Reviewed 2026–2027 ordinary nonexempt deed of a fully residential one-to-three-family house or individual condo, one property, no continuing-lien deduction or tax gross-up. The seller pays the state base tax of $2 per $500 or fraction when consideration exceeds $500; in New York City a sale of $3,000,000 or more adds $1.25 per $500 on the full consideration. The buyer pays the 1% mansion tax when consideration is $1,000,000 or more, plus, in New York City, a supplemental tax at a whole-price rate once consideration reaches $2,000,000. New York City’s ordinary residential local tax applies when consideration is more than $25,000: 1% of the full consideration up to $500,000, or 1.425% of the full consideration above $500,000. Outside NYC requires separate buyer/seller local quotes. Mixed use, co-ops, multi-property, exemptions, special contracts and financing taxes require quotes.

Ohio

Ordinary nonexempt real-property conveyance above $100, confirmed DTE 100 value and parcel count. Base conveyance fee is $0.10 per $100 or fraction, minimum $1; additional county rate must be confirmed (up to $0.30 per $100). Clermont uses $0.30 county addition. Other counties require confirmation of statutory $100-block treatment or a full quote. Adds $0.50 per parcel separately; recording, exemptions and special transfers require quotes.

Massachusetts

Reviewed 2026–2027 ordinary deed: confirmed net excise consideration, $2.28 per $500 or fraction outside Barnstable; Barnstable $1.71 state plus $1.53 county per $500. Buyer land-bank fees in Nantucket or Martha’s Vineyard are separate: ordinary 2% of confirmed land-bank consideration. Nantucket confirmed qualifying 2026 M exemption excludes up to $1.4 million; a 2027 M exemption requires the actual published exclusion and source confirmation. Other relief uses a buyer land-bank quote. Recording, legal and special transfer charges require quotes.

Louisiana

Ordinary resale: no sale-price transfer tax modeled. Confirm the R.S. 13:844 schedule and LCRAA charge apply. Supports one deed and one mortgage, each in one record book, plus single-mortgage cancellations. Page tiers are $100/$200/$300 through 5/25/50 pages, then $5 per excess page; cancellation base $50. LCRAA is $5 per instrument in 2026 and $10 in 2027–2028 under Act 446. Confirm parish additions, extra indexed names and nonstandard-size pages. Dual-book and special filings require quotes.

Other counties, older filings and special instruments require recording quotes.

Colorado

Ordinary current residential sale: documentary fee is one cent per $100 or major fraction of confirmed consideration when value exceeds $500. Standard recording is $43 per instrument under the July 2025 schedule. Confirm contract allocation and municipality. Aspen and Breckenridge options cover ordinary nonexempt city transfers using separately confirmed city consideration; other local treatment needs buyer/seller quotes. Special instruments, exemptions and multi-county transfers require quotes.

Delaware

Ordinary taxable resale using a confirmed statutory transfer value. State tax is 2.5% where the full 1.5% local levy is enacted, otherwise 3%. Section 5402 apportions the state tax equally between grantor and grantee; section 5412 places it on the grantor between the parties absent a contrary agreement, so confirm the contract allocation. A confirmed first-time-buyer state reduction applies only to the buyer: 0.5% of value up to $400,000. Standard full local levy may be modeled without relief; first-time/local exemptions require separate buyer and seller local quotes. Construction, special transfers and contract reallocations require full tax quotes.

Hawaii

The selected rate applies to the full value, rounded to the nearest $0.10; taxable transactions have a $1 minimum. Consideration of $100 or less is exempt. Leases, special conveyances, other exemptions and income-tax withholding require separate review.

New Mexico

Ordinary resale: no sale-price transfer tax modeled. Recording covers up to one deed, one mortgage and one release, charged at $25 per block of ten index entries or fraction for each document. Counts must be confirmed with the clerk and allocated to your selected side. Extra documents, special filings, construction and gross-receipts-tax treatment require quotes.

Idaho

Standard deed/mortgage recording totals $21 first page per instrument and $17 each additional page, including statutory surcharges. Counts apply only to your selected side; copies, plats and special services need quotes.

Chicago uses a separately confirmed city transfer price, with $3.75 per $500 assigned to the buyer and $1.50 to the seller. The allocation field applies only to state/county tax. Other municipalities require separate buyer and seller quotes. Exemptions and special transfers require review.

Exemption 99 requires confirmed qualifying assistance; the calculator does not decide eligibility. The buyer is the statutory payer unless the parties agree otherwise.

Settlement figures and example prices

Enter lender charges from your Loan Estimate or Closing Disclosure and obtain title, recording, attorney and transfer-tax quotes for your transaction. Example home prices are hypothetical; they are not Census estimates or current local median prices.

The CFPB Closing Disclosure explainer describes the statement categories. It does not supply the fee amounts for this calculator. See our calculation methodology for how entered quotes and modeled taxes are combined.
