New Jersey Closing Cost Calculator
New Jersey sellers pay the Realty Transfer Fee plus a Graduated Percent Fee on high-value sales; at $2.75 million the two total $99,500. Calculate the Realty Transfer Fee and applicable Graduated Percent Fee, then add your settlement quotes to estimate buyer cash or seller proceeds.
New Jersey transfer fees and settlement worksheet
Reviewed 2026–2027 ordinary deed: Realty Transfer Fee plus the Graduated Percent Fee when applicable. Both are statutory seller charges. A partial RTF exemption must already be confirmed; it does not automatically exempt the Graduated Percent Fee. Mixed-class transfers, full exemptions, nonresident income-tax payments and recording fees need separate review or a quote.
The $350,000 RTF boundary changes the schedule
The Division of Taxation's schedules use $500 consideration units. The standard schedule for a transfer at or below $350,000 differs from the schedule used when total consideration exceeds that amount. The latter applies from the first band of consideration, creating a discontinuity at the boundary.
The official lower-value table gives $2,105 at $350,000. The higher-value table gives $2,739.80 for $350,000.01 through $350,500. The model reproduces these amounts and rounds each fractional $500 band upward.
The fee above $1 million is a percentage of the full price
The July 2025 state notice changed the former 1% buyer charge into a seller Graduated Percent Fee. It is additional to RTF. For qualifying property, the percentage applies to the entire consideration:
| Total consideration | Percent of full consideration |
|---|---|
| $1 million or less | No GPF |
| Over $1 million through $2 million | 1% |
| Over $2 million through $2.5 million | 2% |
| Over $2.5 million through $3 million | 2.5% |
| Over $3 million through $3.5 million | 3% |
| Over $3.5 million | 3.5% |
At $2.75 million, the standard RTF is $30,750 and the GPF is $68,750, producing $99,500 before other closing charges. The worksheet shows both components so they can be checked against the settlement statement.
RTF relief and GPF classification are separate decisions
The Division lists partial RTF schedules for qualifying seniors, blind or disabled sellers, and low- or moderate-income housing. Select that schedule only after eligibility and the RTF-1 affidavit requirements have been confirmed. A partial RTF exemption does not by itself waive the GPF.
The GPF applies to Class 2 residential, specified Class 3A farm property, Class 4A commercial and Class 4C cooperative units, with exceptions. Mixed property classes or an uncertain exemption require a confirmed quote. The worksheet's classification choice is a supplied fact, not an eligibility determination.
Add the remaining costs from your quotes
Enter title, legal, recording, lender and other charges separately. Nonresident estimated income-tax requirements are not calculated here. A transfer-fee quote for your side replaces the modeled amount rather than adding a second copy. The reviewed 2026–2027 model does not calculate historical transition refunds.
| Scenario | Taxable value | State tax | Local amount | Tax subtotal |
|---|---|---|---|---|
| Standard RTF at $350,000 | $350,000.00 | $2,105.00 | $0.00 | $2,105.00 |
| Standard RTF above the schedule boundary | $350,000.01 | $2,739.80 | $0.00 | $2,739.80 |

Questions about New Jersey
- Who pays the New Jersey fee on property over $1 million?
- For current deeds, the seller is legally responsible for both the Realty Transfer Fee and the applicable Graduated Percent Fee. The latter moved from the buyer to the seller effective July 10, 2025. This worksheet covers reviewed 2026–2027 recordings.
- Is the Graduated Percent Fee charged only on the amount over the threshold?
- No. Once the applicable threshold is exceeded, its percentage applies to the full consideration. For example, the state notice gives a $68,750 Graduated Percent Fee on a $2.75 million transfer, in addition to the Realty Transfer Fee.
