Wyoming Closing Cost Calculator
Wyoming has no transfer tax; recording is $12 per document plus $3 for each additional page. Recording depends on the documents and index entries, not just the home’s price. Count the instruments assigned to you and confirm the clerk’s extra charges before calculating closing funds.
Wyoming recording and settlement worksheet
Ordinary resale: no sale-price transfer tax modeled. Standard recording is $12 per instrument plus $3 per additional page, $1 per chargeable excess name or legal description and $2 per chargeable book/page reference. Confirm excess counts per instrument with the clerk and enter county administrative additions, including zero. Special filings and unconfirmed counts require a full recording quote.

Start with $12 per instrument and $3 per additional page
Wyoming Statutes section 18-3-402 sets the ordinary first-page and additional-page charges. A three-page deed has a $12 first page and two $3 pages, totaling $18 before other charges.
For a separate five-page mortgage, start another first-page charge: $12 plus four times $3, or $24. Together those instruments cost $42 in page charges. Enter two instruments and six additional pages, rather than treating all eight pages as one document.
| Document package | Recording estimate |
|---|---|
| One three-page instrument | $18.00 |
| Three-page deed and five-page mortgage | $42.00 |
| Same package; confirmed excess entries and county addition | $62.50 |
Count chargeable names and legal descriptions
Park County’s recording schedule describes the $1 charge for qualifying names beyond five and the $1 charge for qualifying property descriptions beyond ten. Surname treatment, claim names and section subdivisions can affect the count.
The allowance applies per instrument. Ask the clerk for the chargeable excess on each document, then add those excess counts. Do not enter all names or all legal descriptions in a field asking only for the excess. The state’s published statutory text provides the separate categories used by this worksheet.
Confirm book-and-page references with the receiving clerk
The statute lists a $2 charge for each qualifying book-and-page-only description above two per instrument. Teton County’s published table instead labels its charge as applying after one. This worksheet shows that difference and requires the clerk-confirmed number of chargeable references.
For example, a confirmed count of one adds $2; a confirmed count of two adds $4. The calculator does not decide which allowance the receiving office will apply. If that question is unresolved, use the office’s full recording quote before relying on the closing subtotal.
Laramie County lists a separate administrative charge
Laramie County’s recording guidance lists a $15.50 administrative fee for documents with multiple relating or legal descriptions, in addition to recording charges. It applies regardless of recording method. Confirm whether your documents qualify and the total addition for your package.
Enter that confirmed addition once in the county administrative field. The worked $62.50 example combines $42 page charges, $1 excess-name charge, $2 excess-description charges, $2 reference charge and one illustrative $15.50 county addition. Other documents may produce different counts or additions.
Keep the Statement of Consideration separate
Sublette County’s assessor guidance explains that title-transfer documents generally require a Statement of Consideration containing transaction information. Its disclosure protections and assessment use are distinct from the document recording fee.
Confirm the form and any applicable statutory exception with the receiving county. An individual sale statement does not, by itself, determine a new assessed value. The closing-cost result is neither a property-tax assessment nor evidence that a filing requirement has been satisfied.
A transfer-tax estimate does not include every closing charge
The Department of Revenue’s tax divisions and the ordinary recorder schedules support this worksheet’s scope: no modeled sale-price transfer tax for an ordinary resale, with recording handled separately. Use a confirmed quote for special transaction charges.
| Scenario | Taxable value | State tax | Local amount | Tax subtotal |
|---|---|---|---|---|
| Ordinary resale; recording charged separately | $200,000.00 | $0.00 | $0.00 | $0.00 |
| Ordinary resale; recording charged separately | $400,000.00 | $0.00 | $0.00 | $0.00 |
| Ordinary resale; recording charged separately | $650,000.00 | $0.00 | $0.00 | $0.00 |
For a hypothetical buyer with a $60,000 down payment, $42 recording, $2,000 other entered closing charges and a $5,000 deposit, the cash-to-close subtotal is $57,042 before additional costs or credits. Title, lender fees, insurance, prorations and reserves must come from your actual estimates.
Switching to the seller uses that party’s own charges, commission, credits and payoff. Count only the instruments paid by the selected side; a buyer and seller should not both count the same recording charge unless the contract actually splits it.

Questions about Wyoming
- How much does a three-page Wyoming deed cost to record?
