Idaho Closing Cost Calculator

Idaho has no transfer tax; recording is $15 per deed, $45 per mortgage and $15 per release, each through 30 pages. Build the recording line from the actual deeds, mortgages and releases in your closing package, then add the settlement costs allocated to you.

Blank uses the sale price. Enter a different taxable value only when confirmed for this deed.

Buyer share is the remainder. Use the allocation in your contract; this does not change statutory liability.

Count deeds, grants and title transfers. Enter 0 if none.

The $45 base applies to each instrument. Enter 0 if none.

Use a full quote for one release covering multiple prior instruments. Enter 0 if none.

Find each document’s excess above 30, then add. Include cover sheets in the document page counts. Enter 0 if none.

Your quotes, credits and payoff15 lines

Counts apply only to your selected side. Enter confirmed zeros for absent document types and excess pages. A full recording quote replaces the instrument estimate.

Ordinary resale: no sale-price transfer tax modeled. Recording model covers standard deeds at $15, mortgages/trust deeds at $45 and single-instrument releases/reconveyances at $15, each through 30 pages. Add $3 per page beyond 30 per instrument. Count only your side’s documents. Oversize papers, multi-release instruments, powers of attorney and other filings require a full quote.

How quotes, confirmed zeros and blank lines are treated

The document type determines the base fee

Idaho Code 31-3205 sets a $15 base for a deed, $45 for a mortgage or trust deed, and $15 for a mortgage release or reconveyance. Those amounts cover thirty pages per instrument. Additional pages cost $3 each.

Blaine County’s fee schedule distinguishes the same document categories. A new mortgage and a release of the old mortgage are separate instruments. Counting both as deeds would understate the package by $30.

Illustrative recording packages, before special filing charges
DocumentsRecording estimate
One deed, 30 pages or fewer$15.00
One mortgage, 30 pages or fewer$45.00
One deed, one mortgage and one release; each within 30 pages$75.00
Same package, with a 32-page mortgage$81.00

Apply the thirty-page allowance separately

A 2-page deed and a 32-page mortgage have only two excess pages. Their recording subtotal is $15 + $45 + $6 = $66. Subtracting thirty from the combined thirty-four pages would incorrectly add $12.

For several included instruments, first find each document’s page count above thirty, then total only those excesses. A 31-page deed and a 33-page mortgage have four excess pages and cost $72 together.

Cover sheets count toward document length

Bonner County requires a three-inch first-page margin and directs submitters to add a cover sheet when it is missing. The cover sheet counts as a page. A thirty-page mortgage that needs that extra page therefore has one page beyond the allowance and a $48 recording estimate.

Ask the receiving recorder to confirm the final page count and requirements. Do not assume a title-company document preview already includes the needed cover sheet.

Check releases and special instruments

The statute separately charges for multiple releases or assignments within one instrument. This count model is limited to a release or reconveyance of one prior instrument. Powers of attorney, trustee substitutions recorded alone, maps, plats and oversize documents have other schedules; use a full quote when they are part of your package.

Blaine County also lists signature, legal-description, grantee-address and recording-stamp requirements. Confirm those with the preparer before filing. A valid dollar estimate does not establish that the recorder can accept the document.

Keep sale-price tax separate from recording

The Idaho State Tax Commission’s tax inventory does not identify a sale-price deed transfer tax. This ordinary-sale model therefore shows no such charge; the recording estimate comes from the instrument schedule instead.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.
ScenarioTaxable valueState taxLocal amountTax subtotal
Ordinary resale; recording separate $200,000.00 $0.00 $0.00 $0.00
Ordinary resale; recording separate $450,000.00 $0.00 $0.00 $0.00
Ordinary resale; recording separate $750,000.00 $0.00 $0.00 $0.00

Title premiums, lender charges and property-tax prorations can still vary with the transaction. Enter the actual quotes and credits in the settlement worksheet rather than applying an unsupported statewide closing-cost percentage.

Use the contract’s buyer and seller allocation

If a seller’s only recording obligation is one $15 release, enter zero deeds, zero new mortgages and one release. At an illustrative $300,000 price, $500 settlement fee and $200,000 payoff, listed proceeds are $99,485 before commission and other expenses.

A buyer paying a deed and mortgage starts with their $60 combined base, then any excess pages and the remaining quoted charges. Switching sides requires updating the document counts to match that party’s responsibilities.

Questions about Idaho

How much does Idaho charge to record a deed and mortgage?
A standard deed costs $15 and a mortgage or trust deed costs $45 through thirty pages each. Each page beyond thirty adds $3 to that instrument’s charge.
Is a mortgage release included in the new mortgage fee?
No. A separately recorded mortgage release or reconveyance has its own $15 base through thirty pages. Use a quote for releases involving multiple prior instruments or other special filings.
