Clark, Washoe and Churchill have different totals
The Department of Taxation's county schedule, report page 73, lists $1.95 per $500 or fraction as the base, $2.05 in Washoe and Churchill, and $2.55 in Clark. The worksheet separates the $1.95 base taxes from each county's additional amount.
At $300,000, Clark produces $1,530, Washoe or Churchill produces $1,230, and another county produces $1,170. Las Vegas, Henderson and North Las Vegas addresses all use the Clark figure, so a $450,000 home there carries $2,295 (900 units at $2.55). These are transfer taxes for the entire conveyance, not your complete closing bill. The property location controls the selection, not the buyer's mailing address.
Round declared value into $500 units
Chapter 375 applies the rate to each $500 or fraction when taxable value exceeds $100. For $300,000.01, use 601 units. In Clark that gives $1,532.55, compared with $1,530 at exactly $300,000.
The $100 threshold is not a deduction from a taxable sale. The model uses zero tax at a confirmed taxable value of $100 or less. A nominal price on a gift or unusual transfer does not establish the property's declared taxable value; confirm the applicable valuation or exemption first.

Separate payment allocation from legal liability
NRS 375.030 makes both buyer and seller jointly and severally liable. A contract can assign payment to one party without limiting the recorder's collection rights. The calculator therefore leaves the seller share blank until you enter the agreement.
For a $1,530 combined tax, a 100 percent seller allocation includes $1,530 in seller costs and zero in the buyer budget. A 50 percent allocation includes $765 on each side. If your settlement statement quotes $800 for your side, that quote replaces the $765 estimate.
Use the value declared for this deed
NRS 375.060 requires a declaration of value with the deed or land-sale installment contract. The default calculation uses your entered sale price; the taxable-value field overrides it when a different basis has been confirmed. It does not alter the sale price used to calculate proceeds.
Partial-interest conveyances, gifts, business reorganizations and claimed exemptions need transaction-specific review. This worksheet does not select an exemption from a relationship or company name. Enter a confirmed quoted tax, including zero, for treatment outside the ordinary-sale model.
Finish the settlement budget
Add the lender's and title provider's fees, recording quote and reserves. Seller commission and payoff reduce proceeds. Buyer down payment increases cash needed, while deposit and credits reduce it. Check whether the transfer tax is already included in any provider total so the same charge is not entered twice.
