Louisiana Closing Cost Calculator

In Louisiana, recording a deed or mortgage costs $100, $200 or $300 by page count, plus a $5 LCRAA fee per instrument in 2026. A document crossing from five pages to six enters a higher recording band. Count the complete act and its attachments, confirm parish additions, and use the fee period that matches your recording date.

Confirm that R.S. 13:844 and the LCRAA charge apply. Supports one deed and one mortgage in one book each, plus qualifying single-mortgage cancellation acts. Dual-book and special filings need a full recording quote.

Ordinary resale: no sale-price transfer tax modeled. Confirm the R.S. 13:844 schedule and LCRAA charge apply. Supports one deed and one mortgage, each in one record book, plus single-mortgage cancellations. Page tiers are $100/$200/$300 through 5/25/50 pages, then $5 per excess page; cancellation base $50. LCRAA is $5 per instrument in 2026 and $10 in 2027–2028 under Act 446. Confirm parish additions, extra indexed names and nonstandard-size pages. Dual-book and special filings require quotes.

How quotes, confirmed zeros and blank lines are treated

The whole recorded instrument determines its page band

R.S. 13:844 sets base charges of $100 for one to five pages, $200 for six to twenty-five, and $300 for twenty-six to fifty. Above fifty, add $5 per page. Each document starts its own band.

The act and its attached exhibits, riders, powers of attorney and other recorded attachments form the document. A five-page act with a two-page attachment is a seven-page recording. For the supported 2026 regime, its $200 base plus $5 LCRAA charge gives $205 before parish additions.

Document and dateRecording estimate
Five-page deed in 2026$105.00

Five-page deed in 2027–2028$110.00

Current and future remote-access charges differ

Plaquemines Parish’s published schedule includes a $5 LCRAA charge in its current $105, $205 and $305 document bands. It also publishes the $110, $210 and $310 amounts effective January 1, 2027.

Act 446 of 2026 adds $5 to qualifying recordings starting January 1, 2027. The act provides an August 1, 2029 expiration unless extended. This worksheet offers a 2027–2028 setting and requires a quote for other periods, rather than extending the temporary amount indefinitely.

On three qualifying instruments, the enacted increase adds $15. Selecting a future period should reflect an actual planned recording date, not an assumption that every 2026 closing already pays the higher amount.

Parish additions are not identical everywhere

East Feliciana’s January 2026 schedule shows $110 for its ordinary one-to-five-page recording and identifies both a $5 LCRAA fee and a $5 Police Jury addition in the total. Thus its current total can resemble another parish’s future amount for a different reason.

In that ordinary example, select 2026 and enter the confirmed $5 parish addition for the one instrument. For a package, obtain the combined applicable parish additions. The worksheet requires this amount, including a confirmed zero, and does not silently treat an unknown parish fee as absent.

Extra names, paper sizes and recording books

The standard statutory charge includes indexing through ten names. Each chargeable additional name adds $5; paper outside letter or legal size adds $20 per page. Confirm the actual indexed count and sum the excess per instrument.

If an act must be recorded in both mortgage and conveyance records, R.S. 13:844 assesses recording separately for each book. This model covers one book per instrument. Use a full quote for dual-book filings so the base fees and any once-per-instrument additions are handled correctly.

A single cancellation has its own category

The base charge for an act or affidavit canceling one mortgage, lien or privilege is $50. The supported 2026 LCRAA treatment makes that $55 before parish additions; the 2027–2028 setting makes it $60 before those additions. Enter the number of separate qualifying cancellation acts paid by your side.

Cancellation using an original paraphed note and an act canceling several mortgages have different treatment in clerk schedules. Those transactions, special cancellation indexing and unusual cancellation page sizes require a quote rather than the single-act count.

The transfer-tax restriction does not remove recording costs

Louisiana Constitution Article VII section 2.3 restricts new taxes or fees on immovable-property transfers after November 30, 2011 and excludes recording fees from that definition. This ordinary-resale worksheet models no sale-price transfer tax while calculating supported recording charges separately.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.
ScenarioTaxable valueState taxLocal amountTax subtotal
Ordinary resale; recording and parish fees separate $200,000.00 $0.00 $0.00 $0.00

Ordinary resale; recording and parish fees separate $650,000.00 $0.00 $0.00 $0.00

For a hypothetical $300,000 seller with $200,000 payoff, $105 assigned recording and $1,000 other entered fees, proceeds before commission and credits are $98,895. Add the actual title, legal, payoff and contract amounts; a recording calculation alone is not a complete closing statement.

Questions about Louisiana

Why does a six-page Louisiana recording cost more than a five-page recording?
R.S. 13:844 uses page bands: the base charge is $100 for one to five pages and $200 for six to twenty-five pages. Remote-access and parish additions are separate.
When does the enacted extra $5 recording charge begin?
Act 446 of 2026 applies the additional $5 charge from January 1, 2027. It is not included in this worksheet’s 2026 setting. The 2027–2028 setting includes it for qualifying recordings.
