Mississippi has no transfer tax; recording a standard deed or deed of trust is $25 for the first five pages. Five pages are included for each standard instrument. Confirm the county’s archive fee, count your deed and loan documents separately, then add the other settlement amounts.

Reviewed 2026–2027 ordinary resale: no sale-price transfer tax modeled. Supports one standard deed, one deed of trust and one single-item release charged to your side. Deed/trust first five pages $25 each; single release $26 including notation; add confirmed $1 archive charge per document and $1 for each page above five. Additional release items, mineral interests, nonstandard documents and special filings require quotes.

How quotes, confirmed zeros and blank lines are treated

The deed and deed of trust each get five included pages

Hancock County’s published fee schedule lists $25 for the first five pages of a standard deed or deed of trust, plus $1 per page above five. An archive county adds $1 to the document’s base amount.

A five-page deed in an archive county costs $26. A twelve-page deed of trust costs $33: its own $26 base plus seven additional pages. Together the two documents cost $59; their included pages cannot be pooled.

Recording examples; each listed instrument is assigned to the selected party
Package and county treatmentRecording estimate
Five-page deed, archive county$26.00
Six-page deed, archive county$27.00
Five-page deed, 12-page trust, two-page single release; archive county$86.00
Same three instruments; no archive fee$83.00

Confirm the archive fee rather than adding it twice

The Harrison County Chancery Clerk publishes separate archive and non-archive columns. The calculator requires you to choose confirmed county treatment. The $26 archive-county deed amount already includes the $1 addition.

With three recorded instruments, the archive choice changes the package by $3. It is not a percentage of the price or a charge for every page. If your closing provider has supplied a complete recording quote, enter that quote instead of adding another archive amount to it.

A single release includes a notation charge

Pearl River County’s deed and release schedule gives a $27 first-five-page amount for a release in its archive schedule, including the marginal notation. The corresponding non-archive amount in the published statewide schedule is $26.

A two-page single-item release therefore adds $27 to the $59 deed-and-trust example, for $86. The example becomes $83 without archive fees. The calculator supports one release item only; a document releasing several instruments can create additional charges and needs a full quote.

Ordinary home sales and mineral instruments are different

The county schedules separately identify oil, gas, mineral and royalty documents, including possible mineral stamp charges. This worksheet’s ordinary residential resale scope does not calculate those charges. A deed involving separately conveyed mineral interests needs review of the actual instrument and applicable fee category.

The Department of Revenue’s tax structure and ordinary county recording schedules support a zero modeled sale-price transfer tax for the residential scenario below. That does not eliminate recording, title or financing costs.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.
ScenarioTaxable valueState taxLocal amountTax subtotal
Ordinary residential resale; recording separate $200,000.00 $0.00 $0.00 $0.00
Ordinary residential resale; recording separate $400,000.00 $0.00 $0.00 $0.00
Ordinary residential resale; recording separate $650,000.00 $0.00 $0.00 $0.00

Use the effective recording schedule

The cited county tables identify their 2020 recording schedule and remain published by those offices at this review. The model is scoped to a 2026 filing. For another year, a nonstandard document or an unexpected extra charge, obtain the clerk’s current quote.

The DOR laws and legislation directory helps distinguish enacted tax rules from proposals. The recorded document, county fee treatment and effective law should drive a closing estimate; a proposed bill is not a fee schedule.

Assign recording to the party actually paying it

If the buyer pays the deed and deed of trust while the seller pays the release, the archive-county example divides into $59 for the buyer and $27 for the seller. Enter zero pages for instruments paid entirely by the other side. If charges are split in a way this document model cannot represent, enter the assigned recording quote.

A hypothetical buyer with $30,000 down, $59 recording, $2,000 other listed closing costs and a $5,000 deposit has a $27,059 cash-to-close subtotal before further costs or credits. The seller’s proceeds use the seller’s own recording amount, fees, commission and payoff.

Questions about Mississippi

Why can a Mississippi deed cost $25 or $26 to record?
The standard deed charge includes the first five pages at $25. Counties collecting the $1 archive fee charge $26. Each page beyond five adds $1.
Does a release use the same charge as a deed?
A standard single-item release includes a marginal notation, so its first-five-page charge is $26 without the archive fee or $27 with it. Multiple release items require a separate quote.
