Indiana Closing Cost Calculator

Indiana has no transfer tax; recording is $25 per deed and $55 per mortgage, plus county additions. Separate deeds from mortgages in your recording budget and confirm the county’s additional charges before calculating the closing subtotal.

Blank uses the sale price. Enter a different taxable value only when confirmed for this deed.

Buyer share is the remainder. Use the allocation in your contract; this does not change statutory liability.

Do not include mortgages in this count. Excludes oversize and special multiple-transaction instruments. Enter 0 if none.

Separate mortgage documents cost $55 each before confirmed additions. Enter 0 if none.

Include applicable housing additions, auditor transfer fees and sales-disclosure charges, but exclude the modeled $25/$55 base fees. Enter 0 only if confirmed none.

Your quotes, credits and payoff15 lines

Count only instruments allocated to your selected side. County additions exclude the modeled base fees; a full recording quote replaces both the model and those additions.

Ordinary resale: no sale-price transfer tax modeled. Standard recording uses $25 per deed/nonmortgage instrument and $55 per mortgage, plus your confirmed county, auditor and filing additions. Counts include only instruments charged to your selected side. Oversize documents, multiple-transaction releases, liens and exemptions require a full recording quote.

How quotes, confirmed zeros and blank lines are treated

Start with the document type

The State Board of Accounts recorder manual, chapter 4, lists $25 for a deed or other nonmortgage instrument and $55 for a mortgage. Shelby County’s schedule confirms these standard amounts.

One deed and one mortgage have an $80 base charge. Two mortgages have a $110 base charge. Entering every instrument in the deed field would understate the second example by $60. Pages do not increase the standard fee in this scoped model; oversize and specialized documents need separate treatment.

Standard document counts and explicitly entered additions
Document packageRecording and filing subtotal
One standard deed; no additional quoted charges$25.00
One standard mortgage; no additional quoted charges$55.00
One deed and one mortgage; no additional quoted charges$80.00
Same package plus an illustrative $20 confirmed addition$100.00

County additions are not silently treated as zero

The recorder manual describes local housing fees that depend on county action. Auditor transfer and sales-disclosure charges can also be separate from the recorder’s base fee. The additions field must contain a confirmed amount, including zero when appropriate.

As one location-specific example, Monroe County publishes a $10 auditor transfer fee per parcel, payable to its auditor. A two-parcel deed therefore has a $20 auditor line before any other applicable charges. That county example does not establish the fee in another county.

Check sales-disclosure paperwork before recording

The Department of Local Government Finance publishes Sales Disclosure Form information and current forms. Have the preparer determine filing requirements, exemptions and fees for the conveyance. A zero percentage-tax result does not eliminate the disclosure process.

The additional-charges entry should contain only costs allocated to the selected buyer or seller. If the provider supplies one combined recording and filing quote instead, enter that full quote in the recording field. It replaces the count calculation and additions, rather than adding a second copy.

Special documents use different schedules

The base-count model excludes large-format documents, multiple-transaction releases, liens and exemption cases. Indiana’s manual gives different rules for those instruments. Obtain a full quote when the document package contains them instead of treating every page or transaction as a standard deed.

Keep recording distinct from sale-price tax

The Indiana Department of Revenue’s tax listings do not identify a sale-price deed transfer tax. This ordinary-resale worksheet models zero on that line, with the document and county charges handled separately.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.
ScenarioTaxable valueState taxLocal amountTax subtotal
Ordinary resale; recording calculated separately $200,000.00 $0.00 $0.00 $0.00
Ordinary resale; recording calculated separately $400,000.00 $0.00 $0.00 $0.00
Ordinary resale; recording calculated separately $600,000.00 $0.00 $0.00 $0.00

Annual property-tax prorations, title charges, lender fees, reserves and association charges still affect closing. Enter the quoted amounts for those lines. The mortgage balance changes payoff or financing; it does not change the $55 standard recording base per mortgage instrument.

Read the subtotal for your selected side

For a $300,000 seller with one $25 deed, $20 of confirmed additions, $500 settlement and $200,000 payoff, listed proceeds are $99,455 before other charges. A buyer paying one mortgage recording fee starts with $55 plus the buyer’s applicable additions, then adds the remaining settlement amounts.

Switching between buyer and seller does not decide who pays a document charge. Update the counts and quotes to match that party’s allocation in the actual closing statement.

Questions about Indiana

Do Indiana deeds and mortgages have the same recording fee?
No. The standard base is $25 for a deed or other nonmortgage instrument and $55 for a mortgage. County or filing additions may apply separately.
Does the $25 deed fee include every county transfer charge?
No. Confirm auditor, housing and sales-disclosure charges separately. For example, Monroe County publishes an auditor transfer fee per parcel in addition to recording. Enter only the extra amount, without repeating the base recording fee.
