Rhode Island Closing Cost Calculator

Rhode Island conveyance tax is $3.75 per $500 of value, plus another $3.75 per $500 above $824,000 on residential sales in 2026. Estimate 2026 conveyance tax using the indexed residential threshold, then add your title, lender, recording and other quoted closing charges.

Mobile/manufactured homes use a different rule and are not supported by this model.

The automatic model covers ordinary real-property transfers in 2026 and 2027, with the actual published indexed threshold required for 2027 residential deeds. Select the correct property classification; enter quotes for the remaining settlement charges.

Reviewed 2026–2027 ordinary taxable deed: $3.75 per $500 or fraction on the full consideration above $100, plus $3.75 per $500 or fraction above $824,000 for residential real property in 2026. Calendar 2027 residential transfers require the actual published indexed threshold and source confirmation. Confirm the consideration including remaining liens. Mobile/manufactured homes, exemptions and separate nonresident withholding are excluded.

How quotes, confirmed zeros and blank lines are treated

The 2026 residential threshold is $824,000

The Division of Taxation's January 8, 2026 advisory sets the residential Tier 2 threshold at $824,000. The earlier $800,000 figure is not the threshold for calendar 2026. The annual inflation adjustment means a calculator must identify its transfer year.

Tier 1 charges $3.75 per $500 or fraction on the entire taxable consideration when it exceeds $100. Residential Tier 2 adds another $3.75 per $500 or fraction on the portion above $824,000. Nonresidential real property does not receive this residential second tier.

Rounding affects both tiers at the boundary

A residential transfer at exactly $824,000 produces $6,180.00. At $824,000.01, rounding the full consideration and the excess separately gives $6,187.50. The one-cent increase starts a new $500 unit in each tier; a smooth percentage calculation would miss that result.

At a hypothetical $1 million, Tier 1 is $7,500 and residential Tier 2 is $1,320, for $8,820 total. A nonresidential transfer at the same consideration has $7,500 under this model. The examples below use the same calculation as the interactive worksheet.

Confirm taxable consideration and the payment agreement

The Division's conveyance-tax guidance includes remaining liens and encumbrances in consideration. Use the optional taxable-value field when the confirmed deed amount differs from the sale price. The seller pays unless an agreement assigns the tax differently; the allocation input changes the worksheet's buyer and seller shares.

The same guidance describes a separate rule for mobile or manufactured homes. Do not select the ordinary residential option for those transactions. Exempt transfers and acquired real estate company transactions also require confirmation beyond this ordinary-deed model.

Recording fees are set by instrument type

Rhode Island land records are kept by each city or town, but section 34-13-7 fixes what the recording officers charge. The price depends on what the document is: $80 for a warranty or quitclaim deed, $60 for a mortgage and $45 for a discharge of mortgage. Officers are allowed to add $1 for each additional page, and ten percent of the fees is set aside by the city or town for document preservation and technology.

A buyer who records a deed and a new mortgage therefore starts at $140 before any page charges. A seller whose payoff produces a discharge of the old mortgage starts at $45. Ask the closing agent for the page counts and enter the resulting total for your side in the recording quote line.

Conveyance tax is not the entire settlement

Enter legal, lender and title charges from actual quotes. Nonresident withholding is a separate obligation and is not calculated here. If your settlement agent supplies one transfer-tax quote, enter it in the transfer-tax field for your side; it replaces the modeled share, avoiding double counting.

Transfer-tax components only. Title, lender, recording, legal fees and other closing charges are excluded. These examples use the same tax calculation as the live worksheet.
